1.5 Why Damp Gets Misdiagnosed

Damp has an unusually poor diagnostic record. Property owners routinely pay for treatments that do not work, on walls that did not have the condition they were treated for. This lesson is about the mechanisms of that failure — not to be cynical about the industry, but because every one of these errors is avoidable once you can name it.

Misdiagnosis in damp work is rarely a knowledge failure. It is usually a process failure: a conclusion reached in the first sixty seconds, and an inspection that then goes looking for support rather than for evidence.

The mechanisms below are worth learning by name, because naming a bias is most of what it takes to interrupt it. If you can catch yourself thinking "this is rising damp" before you have taken a reading, you are already ahead of a great deal of what gets reported.

Mistaking the symptom for the cause

The most basic error, and the most common. It sounds like this:

  • "There's mould, so there must be a leak." — Mould indicates sustained surface moisture, which is condensation far more often than it is a leak.
  • "It's damp at the bottom of the wall, so it's rising damp." — Low-level damp is also produced by bridged DPCs, splashback, leaking pipes in floors, and cold-wall condensation behind furniture.
  • "There's staining, so it's wet." — Staining is a historical record. It may be bone dry.

In each case a symptom has been treated as though only one thing could have produced it. The discipline is to ask, every time: what else makes this exact mark?

Relying on appearance alone

A damp patch caused by condensation, a leak and penetrating rain can be visually indistinguishable. What separates them is behaviour over time, position relative to defects, and measured conditions — none of which you get from looking.

This is why the weather question does so much work. "Does it get worse when it rains?" separates penetrating damp from a leak in one sentence, and costs nothing.

Ignoring how the building is used

The condition of the fabric explains only half of most cases. The other half is heating, ventilation and occupancy:

  • How is the property heated, and for how many hours a day?
  • Is there working extraction in the kitchen and bathroom, and does it vent outside?
  • Is laundry dried indoors, and on what?
  • How many people live there, and are the windows and trickle vents ever open?
  • Is furniture pressed against external walls?

Skipping these questions leads directly to blaming the fabric for a problem the fabric did not cause — and to a recommendation that costs the client thousands and changes nothing.

The pressures that push towards a wrong answer

Two forces deserve naming honestly. The first is cognitive: once you have said "rising damp" out loud to an owner, every subsequent reading gets interpreted in that light. The second is commercial: a diagnosis that leads to a saleable treatment is more profitable than one that leads to clearing a gutter and opening a trickle vent.

You do not need to be acting in bad faith to be affected by either. The protection is procedural: complete the observation before you form the view, consider at least three candidate mechanisms for every symptom, and write down the evidence that argues against your preferred answer as well as the evidence for it.

Common mistakes to avoid

  • Announcing a conclusion to the occupier during the walk-round, before the inspection is finished.
  • Failing to consider at least three candidate mechanisms for each symptom.
  • Dismissing evidence that does not fit the diagnosis already formed.
  • Carrying an answer over from a superficially similar job on a different building.
  • Repeating industry received wisdom — particularly about rising damp — without checking it against what is in front of you.

Lesson summary

Damp is misdiagnosed mainly through process failures: treating symptoms as causes, diagnosing from appearance, ignoring how the building is heated, ventilated and occupied, and then reading the remaining evidence to fit a conclusion already reached. The defences are procedural — finish observing before you interpret, keep at least three candidates open, and actively look for what would disprove you.
