1.6 The Damp Investigator Mindset

The difference between a surveyor whose diagnoses hold up and one whose do not is rarely equipment or experience. It is method. This lesson sets out the four habits that underpin every reliable damp investigation — habits you should be applying from your very first site visit, before you know enough to have instincts worth trusting.

A damp report is an argument. Its conclusion is only as strong as the chain running back from it to things you actually saw and measured. Anything in that chain you assumed rather than observed is where the argument breaks — and if the report is ever challenged, that is precisely where it will be tested.
Building the chain properly is a habit of sequence: observe, measure, contextualise, then interpret. In that order, every time. The habits below are what keep the order intact when a client is standing next to you asking what you think.
1. Observe before you explain
Complete the walk-round before you form a view. During observation your job is to record: location, height, extent, shape, condition, the surrounding features, the state of the ventilation and heating, the weather that day and the days before.
If an occupier asks for your opinion mid-inspection, the honest and professional answer is that you will have one when you have finished looking. That is not evasion — announcing early is exactly how confirmation bias gets its foothold.
2. Look for patterns, not clues
A single finding is weak evidence. A pattern across several is strong. Patterns worth actively hunting for:
- The same height recurring on different walls — suggests a shared datum such as a DPC line or a floor slab.
- Symptoms concentrated on one elevation — suggests weather exposure or a shared external defect.
- Symptoms concentrated on cold surfaces across several rooms — suggests condensation.
- Symptoms clustered around a service route — suggests a leak.
- Symptoms that appeared at a specific point in time — suggests a discrete event or an alteration.
3. Keep fact and inference separate
Three categories, kept apart in your notes and in your report:
- Observed — "An irregular discoloured area approximately 400mm × 300mm was present on the north-east external wall, upper edge approximately 1,650mm above floor level."
- Measured — "Pin readings across the area ranged from 18 to 24% WME; a reference reading on the internal partition was 11% WME. Room conditions 17.4°C, 68% RH."
- Interpreted — "The location, the absence of a defined tide mark, and the elevated humidity are consistent with surface condensation rather than penetrating damp."
Note the language of the third. "Consistent with" and "suggests" are not hedging — they are accurate descriptions of the confidence the evidence supports. Claiming more certainty than your evidence carries is what makes a report indefensible.
4. Keep more than one explanation alive
Carry at least three candidates until the evidence rules them out, and record why each was excluded. Two reasons this matters:
- Mixed causes are common. A cold wall with a bridged DPC and a slow leak behind it is one property, not three separate jobs — and treating only the most obvious of the three leaves the client with a problem that persists.
- Stating what you excluded, and why, is what makes a report survive a second opinion. A conclusion with no alternatives considered reads as a guess even when it is right.
And when the evidence genuinely does not resolve it, say so. "Further investigation is required to establish X" is a legitimate professional finding. Guessing to appear decisive is not.
Common mistakes to avoid
- Forming and announcing a conclusion during the first few minutes of a visit.
- Discounting a finding because it does not fit the emerging theory.
- Blending observation and interpretation into a single sentence in the notes, so that later you cannot tell which was which.
- Assuming this building will behave like the last one that looked similar.
- Reaching for certainty the evidence does not support, rather than recommending further investigation.
Lesson summary
Reliable damp diagnosis is a method, not an instinct: observe fully before interpreting, reason from patterns rather than single findings, keep observations, measurements and interpretations separate, and hold several explanations open until evidence closes them. Together these produce a chain of evidence that runs from what you saw to what you concluded — which is what makes a report defensible.
