1.1 What Is Damp?

Before you can diagnose damp you have to be precise about what the word means, because in everyday use it means almost nothing. A homeowner says "damp" and means a stain. A letting agent says it and means mould. A contractor says it and means a job. As a surveyor you need a definition tight enough to build an investigation on.

Every occupied building is wet. A family of four puts something like ten to fifteen litres of water into the air of their home every day just by breathing, cooking, washing and drying clothes. Rain lands on the external walls. The ground beneath the building holds moisture permanently. None of that is damp.
Damp is what happens when that moisture arrives faster than the building can shed it, or arrives somewhere the building was never designed to handle it. It is a balance failing, not a substance appearing. That framing matters, because it tells you there are always two halves to any investigation: what is putting water in, and what has stopped it getting out.
What damp actually looks like in a building
Damp shows itself where moisture has collected long enough to change something. That change is your first evidence, and it turns up in three places:
- On surfaces — staining, blistering paint, lifting wallpaper, mould.
- Inside materials — plaster that has gone soft, timber that has swollen or begun to decay, insulation that has slumped.
- Around junctions and features — window reveals, skirtings, ceiling corners, the line where a pipe runs through a wall.
All of these tell you that moisture is present and has been for a while. None of them tells you where it came from. That gap — between the evidence and the cause — is the whole job.
Normal moisture versus a moisture problem
The useful question is not "is there moisture here?" — there always is — but "is this moisture behaving normally?" Moisture is behaving normally when it appears and then clears: a bathroom wall that runs with condensation during a shower and is dry an hour later is a building doing its job.
Moisture has become a problem when it does any of the following:
- Persists in the same place rather than drying between events.
- Returns to the same place after the surface has been redecorated.
- Has begun to damage the finish or the substrate.
- Follows a pattern — a season, a weather type, a time of day, an activity.
Persistence and repetition are the signals worth chasing. A one-off stain from a spilt washing machine is not a damp problem; a stain that comes back every February is.
Damp is a symptom, not a diagnosis
This is the single most important idea in the whole course, so it is worth stating plainly: "damp" is not an answer. Writing "the property suffers from damp" in a report tells the client nothing they did not already know when they picked up the phone.
The same patch of dark, soft plaster at the base of a wall can be produced by at least five different mechanisms:
- Condensation settling on a cold wall behind furniture.
- Rainwater tracking in through failed pointing or a cracked render.
- Ground moisture rising through masonry where a damp-proof course is missing or bridged.
- A leaking heating pipe buried in the floor screed nearby.
- Hygroscopic salts left behind by an old, long-since-fixed problem, pulling moisture out of the air.
Each of those has a different fix, and four of the five fixes will fail if you pick the wrong one. The patch is where your investigation starts, not where it ends.
Common mistakes to avoid
- Reporting "damp" as the finding, rather than as the observation that prompted the finding.
- Assuming that low-level damp must be rising damp — the most over-diagnosed condition in UK housing.
- Reading mould as automatic proof of a leak, when it far more often indicates condensation.
- Ignoring the shape, height and edges of a patch, which are often more diagnostic than the patch itself.
- Forming a view before you have looked at how the room is heated, ventilated and used.
Lesson summary
Damp is unwanted moisture that a building can no longer shed or tolerate. Every building holds moisture; damp is the balance failing. What you see — the stain, the mould, the soft plaster — is a symptom produced by one of several possible mechanisms, and identifying which one is the entire purpose of a damp survey.
