1.3 The Main Types of Damp

Four mechanisms account for the overwhelming majority of damp in UK buildings. This lesson introduces them at a level you can carry onto a site visit. You are not expected to diagnose confidently yet — Module 3 covers each in depth — but you do need to know that these are different problems with different fixes, and that they can look almost identical on a wall.

Key terms

Condensation
Water vapour in the air turning to liquid on a surface that is at or below the air's dew point.
Penetrating damp
Liquid water crossing the building envelope from outside through a defect in the fabric.
Rising damp
Ground moisture drawn upward through masonry by capillary action where the damp-proof course is absent, failed or bridged.
Plumbing leak
Water escaping from a supply, waste, heating or appliance connection within the building.
Dew point
The temperature at which air becomes saturated. Any surface colder than the room's dew point will collect condensation.

The four mechanisms differ in where the water comes from and how it arrives. Condensation forms out of the air already inside the building. Penetrating damp arrives as liquid from outside. Rising damp arrives from below through the pores of the masonry. A leak arrives from a pipe, at any height, in any room.

Because each has a different origin, each produces a different pattern — and pattern is what you diagnose on. Two mechanisms can leave stains that look the same in a photograph and behave completely differently over a fortnight of weather. Get into the habit of asking not "what does this look like?" but "when does this get worse?"

Condensation

By far the most common mechanism in occupied housing, and the one most often mislabelled as something else. Warm internal air holds water vapour; when it meets a surface colder than its dew point, that vapour condenses out as liquid.

Typical signature:

  • Worst in the cold months, easing in summer.
  • Concentrated on the coldest surfaces — external corners, window reveals, behind wardrobes, north-facing walls, uninsulated lintels.
  • Black spot mould rather than brown staining.
  • Widespread and diffuse rather than sharply bounded.
  • Strongly linked to how the property is heated, ventilated and occupied.

Condensation is a building-performance and occupancy problem far more often than it is a fabric defect. That does not make it the occupier's fault — a wall cold enough to condense on is a fabric issue too.

Penetrating damp

Liquid water crossing the envelope through a defect. The defect is usually findable from outside, and the internal symptom usually sits close to it in plan even if it has run some distance vertically.

Typical signature:

  • Appears or worsens during and immediately after rain, particularly wind-driven rain on an exposed elevation.
  • Localised and reasonably well defined, often with a brown or tide-stained edge.
  • Occurs at any height — mid-wall and high-level patches are strong indicators.
  • Traceable to something external: a cracked render, failed pointing, a blocked gutter, a slipped tile, perished sealant, a defective flashing.

Rising damp

Ground moisture drawn up through the pores of masonry by capillary action, where there is no effective damp-proof course between the wet ground and the wall above.

Typical signature:

  • Confined to low level — rarely above about a metre, where capillary rise balances against evaporation.
  • A roughly horizontal tide mark rather than a blotchy edge.
  • A band of salt crystallisation at that tide line, often with blown plaster and decayed skirting below it.
  • Little seasonal variation, because the ground is wet all year.

Treat a rising damp diagnosis as a claim requiring evidence. Genuine rising damp exists, but a large share of what is sold as rising damp is a bridged damp-proof course — raised ground, a patio, piled soil, or render carried down over the DPC — which is a maintenance fix, not an injection job. If you cannot demonstrate the tide mark, the salt band and the absence of a working DPC, you have not demonstrated rising damp.

Plumbing and services leaks

Water escaping from a pipe, fitting or appliance. Underrated by beginners because it has no characteristic "look" — it simply produces damp wherever the water lands.

Typical signature:

  • Indifferent to the weather. This is the strongest single discriminator against penetrating damp.
  • Often sharply localised, sometimes with rapid deterioration of the material around it.
  • Frequently on an internal wall or away from any external elevation.
  • May correlate with water use — worse after a shower, or when the heating fires up.
  • Sometimes accompanied by an unexplained rise in metered water consumption.

Any damp that appears suddenly, sits near a known pipe run, and does not track the weather deserves a leak on the shortlist before anything else.

Common mistakes to avoid

  • Defaulting to rising damp for anything at low level.
  • Reading black mould as evidence of a leak rather than of condensation.
  • Failing to ask whether the problem tracks the weather — the cheapest and most powerful question available.
  • Ruling out a plumbing leak because the damp is not in a bathroom or kitchen.
  • Diagnosing from a photograph, when the discriminating evidence is behaviour over time.

Lesson summary

Condensation forms from internal air on cold surfaces and dominates in the winter months. Penetrating damp is liquid water crossing the envelope through a defect and tracks rainfall. Rising damp is capillary rise from the ground, confined to low level with a tide mark and salt band, and is far less common than claimed. Leaks are weather-independent and can appear anywhere. Behaviour over time separates them; appearance frequently does not.
